As was the case with the Baldwin Park conversion previously documented, the owner of this high performing Montebello VALERO unit is an experienced retailer who owns and operates two other units flying the flag of another major brand at this time.
This Montebello site was chosen to "experiment" with the VALERO brand. Formerly a Chevron unit, the fuel sales volume rose rapidly and became 'seasoned' at more than twice its previous level and the already jammed-up little 200 SF snack shop's sales rose yet another 25+%.
Recognizing the large and as yet untapped merchandise sales potential, this owner has allocated $200,000 for new capital investment; and is undertaking the 6 month process required locally for the CUP needed to fully convert the 3 service bays into a large, modern, well-stocked C-Store to better serve the needs of his customers. The payoff is expected to be seasoned monthly C-Store sales of $90,000 or above.
Photos, conversion costs and results with the facilities in their "as is" condition are depicted below.
